House Prices

The house bands quoted above are based on median prices. This means that approximately half of the houses on the market will sell for more than the quoted band and half for less. For example, in the case of Northern Wellington, roughly half of the properties on the market will sell for more than $400,000 and roughly half will sell for less than $380,000. The median is the standard method of measuring average house prices in New Zealand. Wellington has a deserved reputation for windy weather. Many hillside properties in Wellington, such as can be found in expensive upmarket suburbs like Khandallah, have fantastic views of the harbour. Such houses are, however, often exposed to strong winds and this should be borne in mind by house buyers. The hilly nature of Wellington also means that there are big differences in sunshine depending on your location. For example, many properties in Thorndon do not get the evening sun because it has disappeared behind the hills. Johnsonville, Khandallah, Plimmerton, Tawa and Whitby are all good suburbs in Wellington for people with families.
