For example, in the case of Hamilton, roughly half of the properties on the market in Hamilton will sell for more than $310,000 and roughly half will sell for less than $300,000. The median is the standard method of measuring average house prices in New Zealand.Tauranga and Napier
Tauranga's house prices are amongst the highest provincial prices in New Zealand, with beachfront property particularly sought after. Tauranga, with a population in 2006 of 108,000 is the Bay of Plenty's largest city. It enjoys a warm, sunny climate with very mild winters. Citrus fruits and kiwi fruits are grown in large quantities around Tauranga. Tauranga has become New Zealand's most popular retirement resort. Keen demand for housing has driven up house prices in and around Tauranga. Tauranga is also popular - as is Napier, in the Hawkes Bay - with migrants seeking a warm, sunny climate. Both Tauranga and Napier enjoy over 2,200 hours of sunshine each year.
Palmerston North has very affordable house prices and is home to Massey University. Whangarei is in Northland - the winterless north. Winters here are mild but can also be wet.
